EPC Requirement in Brussels Starting in 2025
From 2025 onwards, all homes in Brussels will need to be accompanied by an Energy Performance Certificate (EPC). Currently, this requirement only applies to properties that are rented or sold. Starting from this date, every home, including co-ownership properties, will need to have this certificate, even outside of real estate transactions.
Context and Objectives
The situation is concerning, as around 30% of roofs are insulated, and the majority of buildings have an EPC rating between D and G. The EPC certificate, which has so far been informational, aims to promote greater energy efficiency.
The government's goal is to achieve a C rating by 2050, which will require nearly 600,000 homes to be renovated. The 2025 certificate will highlight five priority works to improve the EPC:
- Floor insulation
- Roof insulation
- Insulation of exterior and interior walls
- Installation of solar panels
- Replacement of windows and boilers
Timeline and Practical Tips
All of these works must be completed by 2050, with the obligation to complete one every five years starting in 2030.
Tip: It is more economical to carry out a renovation that addresses all of these elements simultaneously, as it requires fewer construction projects and results in quicker energy savings.
