Discount on Registration Fees in the Brussels-Capital Region
In the Brussels-Capital Region, first-time homebuyers can apply for a reduction in registration fees, commonly known as the abattement. This applies to the first €200,000 of the purchase price, resulting in a savings of €25,000 at a tax rate of 12.5%. This benefit is especially advantageous for those purchasing their first home in Brussels.

Conditions for the Abattement
To qualify for this reduction, the following conditions must be met:
Maximum purchase price: The home must not exceed €600,000;
Ownership requirement: The buyer must not already own another property in full ownership;
Primary residence: The buyer must move in within two years and remain living in the property for at least five consecutive years.

Failure to comply with these conditions may result in the tax benefit being reclaimed, although exceptions may apply in cases of force majeure, such as death or illness.

Additional Abattement for Energy Renovations
Since 2023, there has been an additional energy abattement available. For an energy renovation that improves the EPB (Energy Performance Certificate) score by at least two levels, an additional deduction of €50,000 can be claimed. This provides an extra savings of €6,250 on top of the original benefit, potentially increasing the total tax benefit to a maximum of €31,250.
